Four Ways To Prepare Your Home For Sale

Selling your home can be unpleasant and even annoying, but it certainly doesn’t have to be. When a family has finally decided it is time to change cities, upgrade, or try out a new neighborhood, often they begin the home-selling process only to fall back in love with the very home they were ready to cast off for the next best thing. It happens when people declutter, organize, deep clean, re-paint, and fix that thing you have been ignoring for the past four years to prepare for showings, then take a step back and think, “Wow, this place is so beautiful, should I really sell?” Know this is typical. It is the normal “grass is greener” scenario, but it should also give you hope and excitement for what is to come. You now have the opportunity to go out and find a house that is more up-to-date, in line with your current must haves, and one you can make all your own.

Let’s make a list of the important things to do when you decide it is time to put the house on the market:

1. Declutter – This is extremely important, though we often fail to realize it. Think of the times you’ve gone to someone else’s home, see all of their “stuff,” and wonder how in the world they live like that. Remember that feeling and really pare down. It will help when the big move comes around, too. Trust me.

2. Organize – Organizing is a daunting task, especially since everything you have is something you wanted at some point. And as a connoisseur of kitchen gadgets that may or may not have seen the light of day after being plucked from the shelf, I feel your pain. But even if you just box up some of the things you still want but use infrequently, it will make a big impact. Try to model your space after magazines that show closets, almost bare, but with just enough to make you think perhaps a real person lives there (though they most only wear pear green clothing). It will make your home look expansive and move in ready. 

3. Touch up paint – Dings and dents happen throughout the years, we’re only human! But when life happens, it stays with us. A quick run to the hardware store for some touch up paint will only take an afternoon of your time but will really make the place sparkle. People notice the small things. Remember, they are coming into the house ready to fall in love, but also ready to nitpick the details. Sometimes they think they have to feign disinterest to negotiate a better price, so don’t give them any ammo.

4. Hire a cleaning service – Right before you are about to start showings, hire a trusted cleaning service to come in and give your home a deep clean. When we are in the same space day in and day out, sometimes we ignore or no longer see that pile of dust bunnies in the corner. But, bring in someone who has never been there and it’s the first thing they will see – guaranteed.  Also, a power washer can work miracles on your exterior walls and driveway. Anything you can do to make the place shine will go a long way.

Use your agent as a resource. Though they may not be interior designers by education, they know what will sell a house, so ask for their advice and input while getting ready to put your home on the market.
