Knowing When An Agent Is A Good Fit

When buying a home, working with the right agent is critical to your success. Many people choose an agent based on recommendations from family and friends. Don’t get me wrong – referrals are usually spot-on and it’s great to get input from those who care about you, but it’s important to keep in mind that what worked for your sister-in-law or coworker may not necessarily work for you. Your experiences could vary based on a multitude of factors, which is why it’s so important to look for certain qualities when researching real estate agents. Based on our experiences, there are three key qualities that, if displayed by an agent, will likely guarantee a positive relationship that will leave both of you happy and satisfied at the end of the experience. Here they are:

1. The agent must be a good listener.
One of the first things you will do with an agent is give them the rundown of what type of home you are looking for, what neighborhood you want to search in, and other factors that will determine a successful transaction in your book. A good agent will listen closely, ask pointed questions, and internalize these wants and needs. Without a good listener though, there is the potential for wasted time and missed deals. When your agent knows what you are looking for, they have the ability to cut through the clutter and really focus their time (and yours!) on the homes that will work for you.

2. The agent must have experience.
As an agent, one of the best ways to gain your real estate chops is to learn by doing. Real estate laws vary by region, by what side of the transaction you are on – buyer versus seller – and are nothing short of nuanced. If your agent has experience with these regulations, say hello to smooth sailing!  He or she knows how to cut through the red tape and deal with all of the other professionals you’ll meet along the way such as lenders and appraisers. Without an experienced agent, there comes the possibility of having bumps in the road toward achieving your goal – a new place to call home.

3. You need an agent that knows the area.
The savviness that comes with knowledge of an area and its surroundings means that an agent knows when home is or isn’t a good deal for a neighborhood; when expectations and budget don’t match up; when an investment property really is worth the money; and more. This knowledge is priceless and will undoubtedly come in handy during the home buying process, especially if you are moving to a new and unfamiliar area.
