Quick Tricks For Prepping Your Home To Sell Part Four

Most people want to do things in the quickest and easiest way possible. There’s certainly nothing wrong with that, it’s the way I am. But, this is usually why, when it comes to making repairs before putting their house on the market, sellers run into problems. Very few people actually want to spend their hard-earned money on a home they are moving out of. However, it can be a crucial step if you want your home to sell for top-dollar quickly. Beyond basic neatening up and decluttering, here are a few key areas where money spent on improvements would do your home good:

Unleash your inner Mr. or Mrs. Fix-It

Families with kids typically don’t want to buy a “fixer-upper”. In fact, buyers in general want a home that’s ready and waiting for them to move right in. If you have any repair work that needs to be finished, go ahead and wrap those projects up before listing your home. Unfinished projects tend to reflect poorly on the overall maintenance of the home and steer potential buyers away from making an offer. Nothing will drive a buyer away faster than a home inspection report filled with necessary repairs and safety issues.

Quick Trick:
 Fix squeaky door hinges and floorboards. Dust that chandelier until it shines like new. Give the walls a fresh coat of paint. These repairs don’t necessarily have to involve remodeling your entire home.

The Caveat: If your neighborhood is becoming a hot-spot for young professionals, there may be some appeal to a fixer-upper home. Families without kids may have the time, energy, and drive for giving a dated home a makeover. Just keep in mind that as a seller, your asking price will need to be lower than it could be if the home was picture perfect.

Out With the Old and in With the New… Carpet

Often times a professional carpet cleaning service is enough to get your home ready to show. However, there are instances when that just won’t do the trick. Consider replacing old or stained carpet before putting your home on the market. That big red wine stain in the middle of your living room carpet could be a huge turnoff to potential buyers. Pet stains (and odor!) are another red flag – even pet lovers aren’t interested in purchasing a home that has carpet that’s been stained by your four-legged family member.

Quick Trick:
If you’re planning to show your home unfurnished, replacing the old carpet in that empty room is even more crucial than if you were to show your home furnished.
Pro Tip: Spread out these costs over time and enjoy some fixes yourself! If you’re playing with the idea of moving within the next few years, why wait until the last minute to improve your home?
