Whether you are a first-time home seller or seasoned selling veteran, you know that prepping your home to sell for top-dollar is one of your most important tasks. Luckily, all you need to do is follow this simple rule of thumb: help your buyers feel what it’s like to live there. The more easily a buyer can imagine their furnishings and lifestyle in the property, the more likely it is you will sell quickly and within your desired price range. Here are a couple of tips to help your home become the talk of the real estate market:

Let There Be Light!
The proper use of lighting can make a room appear grander and more spacious. It can focus the buyer’s eye on the positives throughout your home and influence the ambience of any room. Horizontal light, better known as natural light, is the warmest and most inviting type of light. Therefore, it is ideal to use when showing a house. If there is no natural light available, substitute floor or table lamps. Avoid overhead lights since they can be harsh and create strange shadows. However, if all that is available to you is overhead lighting, turn it on during the tour and use it to reveal a space.

Quick Trick: Clean light bulbs and surfaces that reflect light, such as glass tabletops and mirrors, so that they bounce light throughout a room.

Go Neutral
The easiest and simplest way to sell your home is to help buyers imagine their furnishings in the home. In order to do this, sellers must create a neutral space that could accommodate almost anyone’s things. The most cost effective way to neutralize your home? Paint! Not only does paint help to properly position your home, but it also enhances the feelings of cleanliness, freshness, and newness. If possible, avoid white paint. While it may be neutral, it can also feel cold and uninviting. Warm, rich neutrals feel updated and add personality to a home. Choose light, neutral earth tones to make a room feel spacious, and choose darker, rich colors to make a space feel cozy.

Quick Trick: Use a flat finish to interact with light and prevent glaring streaks or imperfections.
