When purchasing a home, nobody wants surprises. Everyone wants to believe that they have covered all the bases and the seller has been totally honest. However, this ideal is not always manifested in reality, which is why professional home inspectors exist. During the home-buying process, home inspections are usually performed after the purchase agreement has been signed and the escrow account has been opened. Ensuring that the home has no defects, hazards, or imperfections not only gives both the buyer and seller peace of mind, but if an inspector does find something, this information can often be leveraged to obtain a price reduction or to encourage the seller take care of the issue themselves.  

When a home inspector comes into your home and conducts the inspection, they will give you a report of their findings afterward. A standard home inspector’s report will cover the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, visible insulation, walls, ceilings, floors, windows, and doors; the foundation, basement, and structural components. When considering all the variables in play with regard to the condition of a home, a home inspector and the evaluation they give seem much more valuable.  

Hiring an inspector may seem like a waste of time or money, since it is the buyer who covers the cost, but their role in the home buying process is critical. You may think you know what sort of condition the home is in based on looking at it, and in a way you’re right – many problems can be seen with the untrained eye. However, there are a myriad of hidden issues and signs only a professional can catch that may serve as a harbinger for trouble a few steps down the road. As the buyer, you are the one who will have to deal with these problems. The money to pay a home inspector now may save you from additional expenses and headache down the road.
